Yes,
Mesa Verde Property Management charges a $25.00 per applicant fee to defer the
cost of processing an application. The applicant fee is not refundable under any
circumstance once the application(s) have been
processed.

Mesa Verde Property Management is looking for individuals who have a
history of paying their rent on time, taking care
of the property and not disturbing their
neighbors. The company runs a credit report. It
has been the experience of the company that how
person pays his or her bills is a good indication
of how you will pay the rent. The company also
will contact your current and previous landlords.
How you treated them is a good indication of how
you will treat Mesa Verde Property Management. And finally, how you
treated your neighbors is a good indication of how
you will treat your new neighbors.

If
it is determined that you have poor credit, Mesa Verde Property Management will rent to you. However as part of the
offer to accept your application, Mesa Verde Property Management will
ask for a refundable security deposit of 125% of
the rent. Remember, Mesa Verde Property Management represents the
owner of the property and seeks to protect the
owner's interest against failure to pay the rent.

Depending upon the
circumstances, Mesa Verde Property Management will rent to a person that has had
a prior bankruptcy or an eviction but not both. However, it is important that
after either the bankruptcy or the eviction, there needs to be a history of good
rental payment. In addition, Mesa Verde Property Management will ask for a
refundable security deposit of 150% of the rent. Top
Once
your application has been approved, you have until
the next business day to bring in earnest money in
the amount equal to the deposit to hold the
property. Once, Mesa Verde Property Management has received your
earnest money, it stops advertising the property
and removes it from its list of available

Yes!
If you fail to take possession of the property
when you promised you would, you will lose your
earnest money. The earnest monies become
liquidated damages. Top
You
can move into a new property as soon as Mesa Verde Property Management
has received the earnest money and the first
month's rent or prorated rent. The company will
exchange keys for rent money.

All
rents are due on the first day of the month.
All
of your maintenance and repairs needs are called
into Mesa Verde Property Management. When you call in a request for
service, it is recommended that you give as much
detail regarding the problem and phone numbers
where you can reached. Mesa Verde Property Management will give this
same information to a repairman or technician. The
repairman or technician will contact you directly
to make an appointment.

After
you have returned the keys to Mesa Verde Property Management, the
company will set a time to conduct a walk through
inspection. Mesa Verde Property Management then has fourteen (14)
business days to account for and/or return you
deposit.
